EXCAVATION

Excavation of steep sites by pay-loader to create platform and removal of excess material. (By developer)

FOUNDATIONS

(20mpa) Concrete strip foundations in pick-able materials to depth of 750mm from natural ground level. Extra in dept of foundations and/or steel to Geo-technical engineers details.
Alternatively raft foundations to Engineer’s details

FLOOR SLAB

100mm – 20mpa Concrete surface bed reinforced with B.R.C. mesh on compacted backfill.

DAMP PROOFING

S.A.B.S. plastic membrane on compacted and ant poisoned surface

WALLS

External – 140’s S.A.B.S. clay maxi blocks
Internal - 90’s S.A.B.S. clay maxi blocks

ROOF

Cement tiles (Moreland’s classic green) on gang-nailed roof trusses tied to brickwork with galvanized wire ties. Roof pitched @ 26 degrees.

CEILINGS

Rhino-board ceilings & standard rhino cornices with PVC strips-all painted white.

PLASTER

External- wood float finish strippled plaster below plaster band dado
Internal – Smooth steel trowel finish. Plaster primer on walls.

PAINTING

External – PVA (Developers choice)
Internal – PVA White

DOOR FRAMES

External – Hardwood frames painted
Internal – Steel frames painted

External – Frame & ledge hardwood varnished

Plans submission to be done by Developer. All works to be carried out in accordance with Local Authority and Standard Building Regulations. In the event of any conflict arising from the interpretation of the plans of conditions contained in the specifications provided, the conditions in the specifications shall prevail. All fees for any deviation to original plans and pool design to be borne by the client.
