EXCAVATION Site to be cleared, grubbed and leveled.
FOUNDATIONS (20mpa) Concrete strip foundations in pickable
materials to depth of 750mm from natural ground level. Extra in depth of
foundations and/or steel to Geo-technical engineers details.
Alternatively raft foundations to Engineer’s details (piles where necessary with
ground beams).
FLOOR SLAB 100mm – 20mpa Concrete surface bed reinforced
with B.R.C. mesh on compacted backfill.
DAMP PROOFING S.A.B.S. plastic membrane on compacted and
ant poisoned surface
WALLS External – M200’s S.A.B.S. face blocks
Internal - M140’s S.A.B.S. blocks
ROOF (Moreland’s classic green) on gang-nailed roof
trusses tied to brickwork with galvanized wire ties.
CEILINGS Rhino-board ceilings & standard rhino cornices
with PVC strips-all painted white.
PLASTER Internal- smooth steel trowel finish. Plaster
primer on walls.
PAINTING Internal – PVA white
DOOR FRAMES External – natural anodized aluminium
DOORS External – Natural anodized aluminium with glass
DOOR LOCKS External – 3 lever mortice locksets (Union)
WINDOWS Natural anodized aluminium windows with stays as
supplied by manufacturer
GLAZING 3mm clear float glass throughout, obscure glass to
ablutions
PLUMBING Water pipes underground in pollycop. All copper
pipes to be stroke 1
ELECTRICAL Single phase 80amp supply

GENERAL
Plans submission to be done by Developer. All works to be carried
out in accordance with Local Authority and Standard Building Regulations. In the
event of any conflict arising from the interpretation of the plans of conditions
contained in the specifications provided, the conditions in the specifications
shall prevail.

A levy will be charged to all office owners and the amount will
be indicated in the agreement.
